Debbie & Raymond’s Story

Debbie & Raymond had just about paid off their home and their kids were no longer dependent on them. They had taken the initiative to buy two investment apartments around the corner from where they lived. These apartments had provided a reasonable return, but they wanted to make sure the next property they bought would outperform the general market. Their accountant suggested they speak with us and investigate whether DPN’s methodology, based on solid research, would appeal to them and maximize their potential return.

Reviewing their current properties and finding what the projected capital growth was for the two apartments, Debbie & Raymond realized that to hold both of them for the next 10 years would not be a good return on capital. After doing a Property Accumulation Analysis, they discovered it would be best to sell at least one of their older apartments and purchase two new growth investment properties. The additional cost was an extra $70 per month, but they were now holding onto a larger portfolio that was more tax effective and had a lot more growth potential since they had a larger land component within their properties. They learned that land is what appreciates within a property and not the building.

They also discovered that they could purchase an additional property using their superannuation by setting up a self-managed super fund. DPN introduced them to an accountant who worked with them to establish the self-managed fund. DPN were at hand to assist them all the way through to property settlement and helped to find a property manager for the new superfund property.

Debbie & Raymond discovered that just having an investment property was not enough. Having someone refine their methodology, analyze the numbers, keep them focused and accountable on what they held over time was essential to ensure they were as efficient and effective as possible. They were able to enhance their property holdings by two further properties for only an additional $70 per month, and the quality of those properties was far superior to what they had held for the past decade.
