KEY INVESTMENT DRIVERS

Thriving regional economy
Maitland supports 35,200+ local jobs and generates $13.9 billion in annual economic output, with strength in Health Care and Social Assistance, Retail Trade and Construction. Its position between the Upper Hunter and Newcastle’s industrial, health and education precincts underpins a diversified employment base and ongoing demand.

Strong population growth
Maitland is now home to over 98,000 and is tracking ahead of earlier forecasts, with Council reporting it is on a trajectory to increase to 160,000 by 2046.

Strategic infrastructure investment

Newcastle (around 35 minutes east) remains the region’s major employment and export hub, while Newcastle Airport is progressing funded upgrades to support international capability. Regional accessibility is improving through the Rankin Park to Jesmond section of the Newcastle Inner City Bypass and broader Hunter projects including the $700 million Singleton Bypass.
At a local level, Maitland City Council is delivering more than $220 million in total investment in 2025–26, including $65.4 million in capital works, with further capital investment programmed through to 2029. This includes major road upgrades, bridge replacements, sports grounds, community facilities, and the staged transformation of the Maitland Resource Recovery Facility.

Education & innovation
The University of Newcastle serves over 40,000 students and is ranked No.1 in Australia for industry collaboration, with campuses in Callaghan, Newcastle City, and the Central Coast. The region also offers quality early childhood, primary, and secondary education options.

Maitland’s low 1.2% vacancy rate, falling building approvals, and high population growth signal rising housing pressure. Meeting demand will require 1,050 new dwellings annually for the next 20 years, supporting strong investment fundamentals.
